India’s GCC Office Space Demand Up 8% in 2025

India Office Space Demand rose 8% in 2025, driven by GCCs, Bengaluru, Pune, and Chennai leading Grade A space uptake.

Demand for office space in India rose 8 per cent in the first nine months of 2025, reaching 50.9 million sq ft. Bengaluru led overall transactions, while Pune, Mumbai, and Chennai also recorded high demand traction, according to Colliers.

The three cities accounted for over half of Grade A office space uptake in Q3 2025. Each saw annual demand growth of at least 40 per cent. Bengaluru retained dominance with 14 million sq ft leased, capturing a 27 per cent share of total office demand.

Global capability centres (GCCs) contributed strongly, leasing nearly 20 million sq ft across top seven cities in 2025. Domestic firms continued steady activity. Experts expect Grade A space demand to reach around 70 million sq ft by year-end, led by global technology companies.

New supply remained robust with 16.6 million sq ft completed in Q3, a 15 per cent rise year-on-year. Pune led quarterly completions, followed by Bengaluru and Delhi-NCR. Flex space adoption increased, with Bengaluru, Pune, and Chennai taking nearly two-thirds of Q3 uptake. Agile workplace strategies are expected to account for one-fifth of total office demand in 2025.
